You'll have to build a whole lot of things: every section of your house requires a foundation, walls, a door, a roof, etc. Get ready to fast travel a lot. If you've done the quest involving the first matron there, you'll find a new lady in charge named Constance.
Why are all orphanage owners named Constance? I don't know. Players will find that the swampy terrain next to Morthal is quite creepy, and even the player's NPC spouse will make a comment about it occasionally while living there. Although this uneasy atmosphere isn't for every player, some mages will prefer the seclusion and tranquility of Windstad Manor to the other more beautiful atmospheres that have many people living nearby.
It's also quite close to a lake full of Horkers, which are dangerous creatures akin to Walruses. If you aren't annoyed by the occasional attack on you or your Housecarl, spouse, children, or musician , it's convenient for farming food. If players want to live out their dream of having a secret house in the middle of a swamp, Windstad Manor has got them covered!
While this environment might not seem abundant with the resources needed to build your own house, it's not without its advantages. Though there are fewer material veins nearby, there is a Stormcloak Camp to the southeast, so close that you can walk there and back. Just be sure not to progress too far in the Civil War plotline so that this base remains operational and you can take advantage of their blacksmith to get all your building materials. The fish hatchery is the unique feature for Windstad Manor, and it allows players to hatch their own fish within the pond next to the house.
The reason that this is so useful is that fish can be used as alchemy ingredients to create a host of different potions that will be vital to the player's survival in the higher difficulties of Skyrim. Players can place either a fish or fish eggs inside of the fish hatchery and then come back a few in-game days later to find that the fish has multiplied, and they now have a bunch more ingredients that they can pick up.
